Is there a set format for each Reserve Study Preparer to follow?

Reserve Study formats and content varies from company to company. However most "Full" Reserve Studies should include the following.

  1. Description of the Association (location, structure type, when built, amenities).
  2. Inventory List of the Association’s Major Components.
  3. Estimates of Use-Life and Remaining Use-Life of each Reserve Component.
  4. Estimated Replacement Cost of each Component.
  5. Estimated Annual Funding Rate.
  6. Estimated Year Ending Fund Balance.
  7. Estimated Year End Percentage of Full Funding.
  8. 30 Year Reserve Account Cash Flow Spread Sheet.
  9. A summary of an inspection and description of each Reserve Component.
  10. An estimate of the annual reserve assessment needed (taking into consideration current reserve funding balances).
  11. Reserve Funding Method Used in determining the annual reserve assessment needed.
  12. Reserve Study Required Disclosures (NRS116.)
